Properr is operated by Asia Kitaichik (“Properr”, “we”, “us”), a sole trader. By using Properr you enter into an agreement with Asia Kitaichik. Questions: support@properr.lovable.app.

By creating an account, purchasing a plan, or continuing to use the service, you agree to these terms. If you do not agree, stop using Properr. You confirm you are of legal age and, if using Properr for an organisation, that you have authority to bind it.

Properr analyses property adverts you paste, link or upload. It highlights claims that may be misleading, fills in missing facts from public sources with the help of AI, and gives an opinion on whether a listing looks like a good deal.

Properr is an information tool only. It does not provide financial, investment, legal, tax, surveying or valuation advice, and nothing it produces is a recommendation to buy, sell or rent a property. Any decision you make is your own responsibility, and you should verify important facts independently before acting.

Reports are generated automatically, including by AI models, from third-party adverts and public data. Outputs may be incomplete, out-of-date or wrong. We do not warrant the accuracy of any estimate, flag, verdict or enriched fact.

You are responsible for the content you submit, for having the right to submit it, and for how you use the outputs. You must not rely on outputs in regulated professional contexts without your own review.

You must not:

· use Properr unlawfully or for fraud, spam or misrepresentation;
· infringe anyone’s intellectual property or privacy rights;
· submit illegal content, hate speech, malware or attempts to jailbreak or manipulate our AI systems;
· interfere with the security of the service, probe it, scrape it, or circumvent technical or plan limits;
· reverse engineer, resell or redistribute the service or its outputs as a competing product.

We may remove or restrict content, filter or refuse outputs, and suspend accounts to enforce these rules. Rights holders may contact us at the address above to request removal of infringing material; repeated infringement leads to account termination.

You must give accurate information, keep it up to date, and keep your login credentials confidential. You are responsible for activity under your account.

We retain all rights in the Properr service, software, documentation and branding. You receive a limited, non-exclusive, non-transferable right to use the service within your plan. You keep the rights to the content you submit and grant us a limited licence to host and process it solely to provide the service.

A free account includes flags and one full report per month. The Full plan costs €15 per month or €150 per year and renews automatically until cancelled. Prices are shown before purchase; EU VAT is calculated at checkout where applicable.

Our order process is conducted by our online reseller Paddle.com. Paddle.com is the Merchant of Record for all our orders. Paddle provides all customer service inquiries and handles returns. Payment, billing, tax, cancellation and refund mechanics are governed by Paddle’s Buyer Terms. See also our Refund Policy.

You can cancel at any time from your account page. Cancellation takes effect at the end of the paid period unless you choose otherwise, and access continues until then.

We work to keep Properr available but do not guarantee uninterrupted or error-free operation. Features may change, and we may perform maintenance without notice.

We may suspend or terminate access for material breach of these terms, non-payment, security or fraud risk, or repeated or serious policy violations. On termination your right to use the service ends; you may request an export of your data within 30 days, after which it may be deleted.

To the fullest extent permitted by law, the service is provided “as is” and we disclaim all implied warranties, including merchantability and fitness for a particular purpose.

We are not liable for indirect, consequential or special damages, including lost profits, data or goodwill. Our aggregate liability is limited to the fees you paid in the 12 months before the claim. Nothing excludes liability for fraud, death or personal injury caused by negligence, or any liability that cannot be excluded by law.

You indemnify us against claims arising from your content, your unlawful use of the service, or your breach of these terms.

These terms are governed by Italian law and disputes are subject to the courts of Italy, without prejudice to mandatory consumer protections in your country of residence. You may not assign this agreement without our consent; we may assign it as part of a merger or acquisition. Neither party is liable for delays caused by events beyond reasonable control. We may update these terms and will post the new version here with an updated date.
